NOTICE OF STATUTORY OPEN HOUSE & PUBLIC MEETING

NEW COMPREHENSIVE ZONING BY-LAW

DATE/TIME:   STATUTORY OPEN HOUSE – 4:00 p.m. – 7:00 p.m. Thursday, August 10, 2017

DATE/TIME:   STATUTORY PUBLIC MEETING - 7:00 p.m. – 8:30 p.m. Thursday, August 17, 2017

LOCATION:    Malahide Community Place – 12105 Whittaker Road, Springfield ON

PURPOSE:    To present a new proposed Comprehensive Zoning By-law for the Township of Malahide

A proposed comprehensive zoning by-law has been prepared for the Township of Malahide. Once adopted and in effect, it will replace the comprehensive Zoning By-law 05-27 currently in effect and adopted on April 21, 2005.

Before adopting the new zoning by-law, it is a requirement of the Planning Act that at least one open house and public meeting must be held. An open house will be held on the above noted date to present the new Zoning By-law to the public in an informal setting. The public meeting will follow and be accompanied by a formal review of the new Zoning By-law. Following the open house and public meeting, Council will determine what changes (if any) are warranted to the document as well as the need for any additional public meetings.

The proposed zoning by-law regulates the use of land and the character, location and use of buildings and structures throughout the Township. It divides the Township into a number of specific land use zones. For each zone, the permitted uses and the regulations governing these uses (e.g. lot size, setbacks from lot lines, lot coverage, size and height of buildings and structures) are listed.

The zone maps or schedules that form part of the By-law identify individual properties and the zoning that applies to them. Regulations that apply to more than one land use zone or throughout the Municipality regardless of how lands are zoned are contained in a section entitled General Regulations.

Once adopted and in effect, amendments and/or minor variances may be made at any time to the zoning by-law. All amendments and/or minor variances to the zoning by-law must be in conformity with the Malahide Official Plan and the County of Elgin Official Plan and must be consistent with the Provincial Policy Statement.

A key map of the Township is not attached to this notice since lands that are the subject of the proposed zoning by-law include the Township of Malahide in its entirety. Additional information regarding the proposed zoning by-law is available for viewing at the bottom of this page.

Any person may attend the open house and public meeting and/or make a written or verbal representation either in support of, or in opposition to, the proposed zoning by-law. For more information about this matter, including information about preserving your appeal rights, contact the Township Office or the Township Planner, Mr. Jay McGuffin, at (519) 686-1300 (London, Ontario).

DATED AT THE TOWNSHIP OF MALAHIDE, ONTARIO this 26th day of July, 2017.
